Traditional homes have an HOA fee of $255 per month which includes access to the The Mix, 24/7 guarded security, landscape maintenance of common areas, staff and maintenance of the facility. The Cottages and The Villas include the same access to all of these amenities, plus lawn services designed for low maintenance living; their HOA fees are $183 per month for the Villas and $187 per month for the Cottages, in addition to the $255 base HOA fee, totaling $438 per month for the Villas and $442 per month for the Cottages. Although we do not anticipate these monthly assessments to increase more than what inflation dictates, it is not a fixed rate.
The Kissing Tree Golf Club is semi-private with priority tee times and discounted rates provided to residents. The course is now open to the public with discounts given to San Marcos residents and those 55 and better. The golf green fees are not included with the purchase of the home or HOA fees. Kissing Tree now offers three distinct ways to live in this Distinctly Texan 55+ community. Traditional Homes allow you to design the home of your dreams with your choice of 16-floor plans with the home site of your choice throughout the Hill Country neighborhoods. Cottages take care of your greens while you’re living on the greens with full lawn maintenance and the choice of five-floor plans tucked into the rolling hills surrounding the 18th Hole of the golf course. Villas are designed for your forever stay-cation, with low maintenance living and the closest proximity to the sprawling amenity campus.
The primary occupant of the home is required to be 55 years old or older, however, the homes additional occupants may be 19 years or older. Guests 18 years old and younger are invited to stay at the community for 45 days out of the year. Within these 45 days, only 30 days may be a consecutive stay.
